To find the value of a piece of property, the Property Appraiser must first know what properties similar to it are selling for, what it would cost today to replace it, how much it takes to operate and keep it in repair, what rent it may earn, and many other dollar facts affecting its value, such as the current rate of interest charged for borrowing the money to buy or build property like yours.
When market value changes, naturally so does appraised value. For instance, if you were to increase the total market value of your property by building a swimming pool in your back yard, the appraised value would increase proportionately.
What is Homestead Exemption?
Every person who has the legal or equitable title to real estate and maintains it as his permanent residence or as the residence of another legally or naturally dependent upon the owner may be entitled to up to $25,000 homestead exemption. In addition, assessed value increases on your homestead property will not exceed the lower of 3% per year, or average CPI, exclusive of any additions or renovations to the homestead.
